Before we start your design we listen and learn about your life and the way you use your home. We talk about what kind of building you want, your ideas on its layout and its end use. We show you samples of previous Oakminster designs and talk through what you like and dislike in terms of style and size. We guide you through the process, developing a practical solution to any issues such as the width of the new door opening into the structure or addressing the needs of a sloping site. We then survey the site taking photographs and detailed measurements.

Site visit and consultation with our designer

In order to start the ball rolling we would like to arrange an appointment for one of our highly skilled designers to meet with you at your home to discuss in detail your requirements. It is during this process that we will talk about the way you anticipate living in this proposed room, explore the options open to you and generally get a clear understanding of what you are looking for. Our team of designers cover the whole of the North of England, from Leicestershire to the Scottish Borders including Nottinghamshire, Staffordshire, Derbyshire, Yorkshire, Lincolnshire, Cheshire, Manchester, Lancashire, Cumbria, County Durham and Northumberland and we are usually able to offer you an appointment within one week of your initial enquiry.

 

Your outline scheme is designed and quoted

From this point we will also take the time to do a detailed survey of the proposed location as this will give us the information we require to produce an architectural CAD drawing of our design and how it will relate to your home. The initial design process is completely FREE and without obligation because as a company we believe that this is a vital part of building a relationship based on confidence and trust.

 

Detailed quotation for all aspects of the project

Once we have produced the right design we will provide a detailed and transparent pricing breakdown that allows you to look at the total costs involved for the overall project. This will include the associated building works, the electrical installation, and provision for flooring and heating. As overall costs depend on the complexity of the design it is difficult to give a precise guideline. However as a rough guide our average project cost over the last year has been £39,500 ranging from £17,500 to £100,000.

 

Your scheme is then presented to you at your home

Following our first visit to your home our objective will be to return with detailed drawings and costs within two to three weeks depending on the complexity of your requirements and our office workload. Thereafter you will be governed by the planning requirements for your house together with the speed at which you would like to see the project progress. As a rough rule of thumb a scheme that requires planning consent will normally take six months from the initial site visit to delivery and erection of your new conservatory/orangery. The planning process will normally consume ten weeks of this time frame and our designers are all qualified to advise you whether or not you will need such consent and also whether the project will fall within the scope of the building regulations.
