We at Oakminster have developed a network of time-served builders that have the knowledge and experience needed to tackle high build quality contracts for your conservatories, orangeries and garden rooms.
All our builders have been selected and approved for their quality of workmanship and adhere to the Oakminster Code of Conduct. Our service is fully inclusive. It includes all materials, equipment, labour, preparatory and necessary building works. Our building work is supervised and undertaken by our highly trained teams who ensure the minimum of disruption. A detailed, transparent breakdown of all costs is provided for your approval before the works begin. The cost of any extra work required due to unforeseen problems that become apparent during the build, such as hidden inspection chambers, unknown drains or unusual ground conditions will always be agreed with you in writing prior to any work on these issues being commenced.

How an Oakminster appointed build solution works - Agreeing costs is always one of the most important things to address prior to the start of any building work. It is for this reason that a detailed site inspection will be carried out by the appointed builder and building manager with the client, during which all aspects of building works will be discussed, including responsibility for dealing with building regulation approval when required, any structural calculations needed, site accessibility, storage of materials on site and the extent of external ground works and landscaping.
Once the site inspection has taken place a written quotation and specification will be prepared by the building manager to include all the works required to deliver to a completed project in accordance with your brief. Only variations such as those below will alter this quote.
• Variation to the final design requested by the client.
• Amendments to the design or specification required by structural engineers.
• Amendment required to the building work specification by the Building Inspector.
• Any additional work requested by client.
• Any unknown circumstances at time of survey, such as excavation exposing previously made up ground, old disused foundations, drains, wells etc and in all cases only when costs have been submitted by the builder to the client and building manager for written acceptance.
The program of works will include for all aspects of the building works being scheduled to coincide with the proposed David Salisbury delivery dates and Oakminster's proposed installation dates. This program is intended to enable the supervisor of the building works to maintain the overall project targets. Once build works are completed Oakminster will conduct a survey of the completed base work one week prior to delivery as a quality check to ensure the work has been carried out within the allowed tolerances.
When required Oakminster's building manager will provide a qualified electrician for you to plan the electrical installation to the client's requirements and provide a written quotation for the work involved to the client and copy to Oakminster's building manager. We will will also supply and lay any finished floor surface chosen by the client from our appointed suppliers in Harrogate.
Building Regulation applications handled by Oakminster
This service is only offered when builders introduced by Oakminster will be carrying out the building works. The responsibility for site inspections during the course of the contract and final certification will be provided by an independent building control consultancy licensed by Government. Oakminster have used this agency for many years during which a strong working relationship and mutual respect has been established.
Oakminster's building regulations service covers all aspects involved in dealing with and providing information to be submitted with the application to the inspector's office for full plans approval prior to work commencing. An administration fee will be charged for this service which will depend on the complexity of the application involved. The minimum fee for a full plans submission is £500 and £200 for a standard building notice involving minor works requiring approval.
When independent professional fees are required, such as structural calculations and/or S.A.P. heat loss calculations, these fees will be passed on to the client.
• Site inspections will be carried out initially at foundations stage, d.p.c. and final completion or at other times as the inspector feels necessary.
• The final completion certificate will be passed to the client with a full completion pack of all working drawings, S.A.P. calculations and structural calculations with the warranty document on completion and payment of Oakminster's final account.
• The co-ordination and monitoring of the above will be carried out by Oakminster as part of their service.
Client uses their own Building contractor
Should a client appoint their own builder then the client will be responsible for dealing with and obtaining any requirement for Building Regulation approval, S.A.P. or structural calculations. Oakminster will provide working drawings covering the base works and associated building works directly involved in the construction of the orangery, conservatory or timber framework involved. Structural calculations for the building framework and roofing only will be provided by Oakminster when required together with U-values for the framework and glazing of the same.
A survey of the completed base work will be carried out by Oakminster to ensure the site size are compliant with the Oakminster drawings and tolerances; any variation to the Oakminster dimensions outside of these tolerances will require correction of the base works, the costs for which will be the responsibility of the client. These additional costs may involve storage costs if there is any delay to delivery, and an additional contract cost if Oakminster's fitting schedules have to be re-organized. All electrical works shall be undertaken by the clients appointed qualified electrician unless otherwise agreed in writing. The co-ordination and monitoring of the above to ensure compliance with the Oakminster program of works (previously agreed with client) will be carried out by the client or the client's agent.
Its important to note that any delays to this schedule due to incomplete building works could incur a storage costs for the joinery and glazing together with a deferred installation date and a rescheduling fees for the installation particularly during busy times of the year.
